St. Louis sits squarely in a corridor that sees serious hail and straight-line wind most storm seasons — the kind that shows up as bruised shingles and torn flashing long before a leak becomes obvious. Add humid summers that break roofing materials down faster than drier climates, and it's easy to see why so many St. Louis roofs need attention sooner than homeowners expect.
John Beal Roofing has been family-run since 1947, and St. Louis is home. The city and county have some of the oldest housing in the Midwest: brick homes in South City with steep roofs and tall chimneys, mid-century ranches across North and West County, and newer builds out in St. Charles County. The age and style of the house changes what we look for, and it is why every quote starts with someone actually getting on the roof.
The St. Louis region takes hail most years, and a single spring storm can damage thousands of roofs in an afternoon. Hail bruises shingles and knocks granules loose, which shortens the roof's life even when it is not leaking yet. We document hail damage with marked photos and a written report for your insurance claim, and if the hits are cosmetic or too few to matter, we say so.
St. Louis summers are hot and humid, and an attic without enough intake and exhaust ventilation can cook shingles from underneath and trap moisture that rots the decking. Many older homes here were never ventilated for a modern shingle roof. We check the attic on every inspection and include balanced ventilation in the scope when it is needed.
Brick homes and tall chimneys mean a lot of flashing, and old tar-patched flashing is one of the most common leak sources we find in St. Louis. We replace it with proper step and counterflashing rather than covering it with more sealant. Every roof comes with a free inspection, a written quote and a lifetime workmanship warranty. Every roof we install is backed by a lifetime warranty. Not a promotion, not a tier — every roof.
This award recognizes honesty and integrity in how a business treats its customers. A roof is one of the biggest purchases you'll make for your home, so who you trust with it matters.
St. Louis is where John Beal Roofing started. We serve the metro — Chesterfield, Ballwin, Kirkwood, Florissant, Webster Groves, Arnold, and across the river into St. Charles, O’Fallon and Wentzville.
This is the market the company was built in, and that shows up in ways a newer contractor cannot replicate — knowing which subdivisions were roofed in which years, which storms did real damage and which only looked like they did, and which municipalities inspect what. It also means our name is attached to tens of thousands of roofs within driving distance of our own office. That is a strong incentive to do the work right the first time.
This region gets genuine summer heat and humidity followed by a winter that crosses the freezing point again and again rather than staying cold. The heat drives the oils out of asphalt shingles until they go brittle, and then freeze-thaw works at every seam, boot and flashing joint all winter. Roofs here tend to fail at terminations rather than in the open field, which is exactly where a fast installation cuts corners.
St. Louis is a brick city, and where a roof ties into masonry — a chimney, a parapet, a sidewall — water enters through mortar joints that have been freezing and thawing for generations. Inside, it looks precisely like a roof leak. Replacing shingles will not fix a masonry problem, and finding out which one you have before you spend the money is the entire purpose of a real inspection.
Every roof we install carries a lifetime workmanship warranty — not a promotion, not a tier — and we hold the BBB Torch Award for Ethics, which is awarded for how a business treats its customers. In the market where we are best known, that reputation is the asset we protect hardest.
The metro on both sides of the river - Chesterfield, Ballwin, Kirkwood, Florissant, Webster Groves, Arnold, St. Charles, O’Fallon and Wentzville.
Often it is the masonry. Century-old mortar joints admit water after generations of freeze-thaw and it presents exactly like a roof leak. An inspection tells you which it is.
Summer heat embrittles the shingles and winter freeze-thaw works at every seam, boot and flashing joint. Terminations take the abuse, not the open field.
Most asphalt shingle replacements run $10,000 to $16,000 depending on size, pitch, layers and decking condition. You get the price in writing before work begins.
St. Louis sits where cold northern air runs into Gulf moisture, and the result is a roof-punishing calendar: spring hail and straight-line winds, a hot, humid summer that bakes shingles, and a winter that swings above and below freezing again and again. That freeze-thaw cycle matters more here than raw cold. Water works into a lifted shingle or a cracked pipe boot, freezes, expands, and opens the gap a little wider every week.
The other St. Louis signature is age. A big share of the housing in the city and inner-ring suburbs was built before 1960 — brick bungalows, four-family flats, Tudor revivals and ranch homes — and many have been re-roofed two or three times. Layered roofs hide soft decking, and the low-slope rear sections on South City flats and additions are where we find most of the leaks people have been chasing for years.
Our St. Louis crews work across the city, St. Louis County and St. Charles County every day, from Florissant to Arnold and from the riverfront out to Wentzville.
A St. Louis roof replacement starts with a tear-off to the deck. On older homes that is not optional — it is the only way to find the rotted boards, missing sheathing and patched valleys that a second or third layer has been hiding. We replace soft decking as we go, then install ice and water protection in the valleys and at the eaves, synthetic underlayment, new drip edge, new flashing at every wall and chimney, architectural shingles and balanced intake and ridge ventilation.
Ventilation is the piece most St. Louis roofs get wrong. Our summers push attic temperatures well past what a shingle is designed for, and many older homes have no soffit intake at all. Fixing that airflow is one of the cheapest ways to add years to a new roof and to cut the ice that builds at the gutters in January.
For low-slope sections — the back porch, the kitchen addition, the flat roof on a South City two-family — we install a membrane system designed for standing water instead of trying to stretch shingles where they don’t belong.
Plenty of St. Louis roofs need a repair, not a replacement. Missing or creased shingles after a windstorm, a failed rubber boot around a plumbing vent, chimney flashing that has pulled away from old brick, or a valley that has worn through are all fixable. If your roof still has good years left, we will tell you so in writing and fix what is broken.
After hail, we inspect the whole roof — shingles, ridge caps, vents, gutters, downspouts and siding — and photograph every bruise and fracture so you and your adjuster are looking at the same evidence.
The price of a new roof in St. Louis depends on a handful of things we measure on every inspection: the size and pitch of the roof, how many layers have to come off, how much decking is rotted, how many valleys, chimneys and skylights need flashing, and which shingle line you choose. A steep two-story Kirkwood colonial and a low ranch in Florissant can be the same square footage and very different jobs.
What we will not do is give you a number off a satellite photo. You get a free inspection, photos of what we found, and a written quote that lists exactly what is included, so you can compare it fairly against anyone else’s.
Your St. Louis estimate, install and follow-up come from our local St. Louis team — real employees, not a call center.

In most cases yes. Many St. Louis homes already have two layers, and a tear-off is the only way to find and replace rotted decking. We will show you photos of what we find.
Yes. Low-slope porch roofs, additions and South City flats get a membrane system built for standing water, and many can be repaired instead of replaced.
With spring hail and summer straight-line winds hitting St. Louis roofs, we see plenty of homeowners in South City, Soulard and Lafayette Square, Kirkwood and Webster Groves whose roofs clearly took storm damage, but whose insurance claims came back low or denied. A denial letter is not always the final word.
Note the storm date, photograph dented gutters, vents and AC fins, and get a free on-roof inspection. What a storm inspection covers.
Get the reason in writing, read your policy, and have the roof documented slope by slope. What to do if your hail claim is denied.

In Missouri, insurance consumer complaints go to the Missouri Department of Commerce and Insurance. We document the damage and meet your adjuster on the roof; we are roofers, not public adjusters, so negotiating the claim stays between you and your insurer.
Often, yes. Get an independent photo report of the roof, then ask your insurer in writing to reinspect, referencing your claim number. If you still disagree, you can look at appraisal under your policy or contact the Missouri Department of Commerce and Insurance.
